NVC has completed hundreds of valuation assignments on all types of senior care facilities located throughout the United States.
The company’s Senior Care group has the experience to handle all types of valuations for senior care facilities including market valuations using all approaches to value, or a modified cost approach valuation for large groups of nursing homes. These valuations include both proposed projects or existing facilities.
Market valuation appraisals include senior care facilities for independent living, assisted living, skilled nursing, or a combination of these types. Because these types of senior care facilities are often attached to, or are part of, total aggregate senior care, we often will need to also appraise a hospital or rehabilitation center.
This second group of valuation assignments, using a modified cost approach, typically has 200 to 250 facilities appraised at one time. These large group valuations have been successfully completed in a variety of states since 1994, including Colorado, Kentucky, and Wisconsin. Often this large groups of appraisals are performed for state agencies that oversee the national Medicare system as it relates to their facilities. NVC must analyze and interpret the government requirements specific to these medicaid facilities and use this information for our appraisal analysis. |

Bob Pielsticker, who joined NVC in May 2001, is our team leader for our Senior Care Group. His duties include consulting and appraisal for various types of senior care facilities. Additional work includes feasibility analysis and appraisal assignments for multi-family properties and land developments throughout the United States.
